One World sees RM70m revenue in bustling 2010


THE five-star One World Hotel in Bandar Utama, Petaling Jaya, expects 2010 revenue to touch RM70 million, a 30 per cent jump from last year, as the improving economy sees the hotel hosting more functions and filling up more rooms.

Last year, like most hotels, it was hit by the global economic downturn. Its revenue declined by 15 per cent from RM64 million posted in 2008.

The hotel, owned and operated by property developer See Hoy Chan Holdings, filled just over half its 438-room inventory and garnered an average room rate (ARR) of RM310.

General manager Ho Hoy Sum said his forecast for 2010 follows an encouraging fourth quarter in 2009, which has continued into January this year.
"The fourth quarter of 2009, which was one of our best ever quarters, had helped narrow the shortfall of the first nine months of last year. January 2010 is doing better than January 2009," Ho told Business Times in an interview.

Ho hopes to grow contribution from the leisure group, which now makes up 5 per cent of its guests profile to 10 per cent.

Improved performance will also be a result of its strategy to have a bigger online representation and attending international tourism events, including the Asean Tourism Forum (ATF) and International Tourism Boerse (ITB).

Ho expects that the hotel's recent awards - The BrandLaureate - SMEs Chapter Awards 2009 and Malaysia Tourism Awards 2008/2009 - will further lend support to its performance.

One World makes just as much from food and beverage as it does from room revenue. Of the RM35 million expected from food and beverage this year, some 40 per cent comes from banqueting events.

Even though this hotel may just be two-and-a-half years old, it recently spent RM2 million to upgrade some of its rooms to better compete with additional room inventory that will come on stream this year with new hotel openings.

"Whenever there is a new player, there will always be an impact, as people tend to want to try new things. We are not going to wait for them (competitors) and only then react.

"We have done some soft refurbishment that adds class to our room and enhances it," he said, adding that the changes and additions were made after listening to its customers.

Changes include installing massage chairs in the executive suites, exclusive Harnn & Thann amenities, complimentary laundry and in-room premium coffee/tea machines.

One World Hotel Officially Opens next to 1 Utama

SHOPPING at 1 Utama Shopping Centre just got better with the soft launch of the One World Hotel located next door.

Owned by Bandar Utama City Sdn Bhd, the five-star hotel's launch was officiated by See Hoy Chan Holdings Group executive chairman Tan Sri Teo Soo Cheng

A lion dance performance by the Kwong Ngai International Acrobatic Lion Dance Troupe started off the launch followed by a drum performance by the Hands Percussion Team. Later mandarin oranges were given to the guests.

After the performances, the guests and the media were taken for a tour of the hotel that included the ballroom, restaurants, function rooms, and guest rooms.

A member of WorldHotels Deluxe Collections Group – a leading Europe-based hotel group for more than 500 independent hotels and regional hotel brands – the RM300 million hotel has 438 rooms.

In conjunction with the launch, the hotel is running a promotion with special room rates until September, the superior room and deluxe room is RM298++ per night while the deluxe plus room is RM348++ per night followed by the executive club room (RM418++), junior suites (688++), and suites and executive suites at RM1048++.

One World Hotel targets 65% occupancy by year-end



Bandar Utama City Corp Sdn Bhd’s maiden hotel development, the RM240 million 5-star One World Hotel, hopes to achieve an occupancy level of 65% by year-end.

Its general manager, Ho Hoy Sum, says the 20-storey hotel, which opened for business last Sunday, will be runningseveral promotions towards this end.

The hotel is locally managed by the owners. It has tied up with WorldHotels Deluxe Collections Group, a leadingEuropean-based hotel group for more than 500 independent hotels and regional hotel brands, to market it overseas.

“As we open during Visit Malaysia Year [VMY] 2007 as well as the summer months, we should be able to capture some of the Middle East leisure business, corporate free individual travellers and the MICE [Meetings, Incentives, Conference and Exhibitions] market segment,” Ho tells theSun.

In conjunction with VMY 2007’s activities such as Malaysia International Fireworks Competition (Aug 15-30) and the August school holidays, the hotel hopes to roll out several other packages to attract more business.

It has also been taking part in various international trade shows in the region. “Our team has been to Singapore, Melbourne, Dubai, Langkawi, China and Hong Kong, We will be in twoother shows in Bali and London next,” he says. “We will work closely with travel agents to bring in thevolume by working on packages and promotions especially during the first three months of opening.”

As One World is linked to 1 Utama Shopping Centre, it will also have promotional tie-ups with theshopping mall.

“For instance, as part of the ongoing Malaysian Mega Sale celebrations, we have come up with a “scratch & win” contest where we have contributed 10 vouchers for a 3–day, 2-night stay here,” Ho adds.

As part of the guest privileges programme, hotel guests can enjoy special privileges and discounts in 35 specialtyshops and outlets at 1 Utama by identifying themselves at the participating outlets.

In conjunction with its opening, it is offering an introductory promotion rate of RM298++ for a superior room including breakfast. The promotion will go on for three months.
While the grand opening is being planned for early next year, there will be a soft opening celebration for invited gueststhis Saturday.

Located off both the Damansara-Puchong Highway and Dataran Bandar Utama, the hotel stands between 1 UtamaShopping Centre (old wing) and Plaza IBM/KPMG Tower. The hotel, with 438 rooms (96 superior rooms, 272 deluxe rooms and 70 suites), has five food and beverage outlets and will soon have a local spa chain. It also has six function rooms and its pillarless Imperial ballroom can accommodate 2,000 people in a sit-down capacity.

One World Hotel at Bandar Utama to Open in May



WITHOUT doubt, this will be a busy year for the See Hoy Chan Holdings Group with several projects in different sub-sectors of the property sector pending launch. One thing though has not changed – its founder and chief steward Datuk Teo Chiang Kok continues to remain hands on as far as the group's operations are concerned.

Every once or twice a week, on a working day, he takes a 5km walk around the old and new wing of the 1 Utama mall by himself. (See Hoy Chan's flagship development is Bandar Utama in Petaling Jaya)

“I want to know what’s the feeling on the ground,” Teo, 60, says.

“Developers want to create an address but essentially, it is the residents themselves who create the address,” says Teo.

On its focus on condominium development from now on, Teo says phase one, 1 Bukit Utama, sits on 15 acres. It has 586 units and was completed more than a year ago and purchasers have moved in. Phase one is currently in the RM500,000 region. Developer’s price was about RM400,000 four years ago.

“Our second central park Westlake will be for residents only. There will be a full Olympic-sized pool, multipurpose hall and squash courts, with options to join. That way, if you do not choose to join, you will still have your own pool and tennis courts below.

“The next thing is a nine-hole golf course, which adds to the green and acts as a buffer. Maintenance cost will be minimised because we will use cow grass, instead of Bermuda grass, which does not need fertiliser or only a tenth of it. Indigenous trees will not need pesticides and hormones.

With his fingers in every pie, Teo will also be commencing construction of a new 25-storey new office block between 1 Utama shopping mall and the five-star One World hotel.

One World Hotel is expected to start operations by May and will be managed by the group. The group will manage most of the commercial and retail properties they own.

“Through that, we hope to create the expertise to manage more hotels which we would acquire or construct on our own. That is our plan. We are already in the game, with a team which runs the retail property from 1 Utama to entrepoint.”
